A local community in Pitti-Dibamba is selling about 300 hectares of titled land, spread over several land titles. It is sold in plots of one hectare or more, at the official price of 12,000 FCFA per square metre, which comes to 120 million FCFA per hectare.

The land lies right behind the Total Dibamba filling station on National Road 3, as you leave Douala towards Edéa. Close by, the Port Authority of Douala is building its new industrial and port activity zone along the Dibamba river.

A property developer has already committed to buying a first tranche, where he plans to build a new town. The rest of the land is open to companies, investors and Cameroonians living abroad.

What is being built next door

The Dibamba industrial and port activity zone (ZAIP) is a public-private partnership between the Port Authority of Douala and the ARISE IIP group. It covers about 500 hectares at Missolè 1:

  • 350 haIndustrial platformAgro-industry, timber, building materials and pharmaceuticals, among others.
  • 100 haMultimodal logistics zoneThe “dry port”: containers bound for Chad and the Central African Republic will arrive by river, and trucks will collect them without driving through Douala.
  • 50 haResidential zoneHousing planned inside the zone.

ARISE IIP announces 230 billion FCFA of investment and about 15,000 direct jobs. Those workers, their families and the subcontractors will need housing, shops and warehouses nearby.

Where the project stands

  1. The Port Authority of Douala and ARISE IIP sign the agreement to develop the zone.

  2. Residents of Missolè 1 receive compensation (over 1.3 billion FCFA). On 24 July, Prime Minister Joseph Dion Ngute lays the foundation stone.

  3. The Prime Minister returns to the site to review progress. He also inspects the N3 near the Dibamba bridge, where emergency repairs have started ahead of the road’s reconstruction.

During that visit, in front of the zone map, the discussion turns to investor demand: the 50 hectares set aside for housing are described as “very small” in the short term. Neighbouring land such as this is first in line to meet that demand.

Who this land is for

  • Logistics, transport and industrial companiesWarehouses, truck parks, workshops or processing units near the future logistics platform, rather than in Douala’s traffic jams.
  • Property developersHousing estates, homes and shops for the thousands of jobs expected in the zone. One developer has already made that choice.
  • Cameroonians abroadOne hectare bought now as a land reserve, to build on or sell later. You can follow every step remotely, right up to the title in your name.
  • Investor groupsAssociations, families or friends can buy a plot together, as long as each person’s share and rights are put in writing before paying.

What you can build depends on the planning rules for the area: industry, warehouses and housing need different permits. We check this with you before you buy.

How the purchase works

  1. You choose the area

Tell us how many hectares you have in mind and for what project. We send you the site plan.

  2. You see the land

A site visit with us, or a live video tour on WhatsApp if you are abroad.

  3. We check the file

Land title, a recent certificate of ownership from the Edéa land registry, the seller’s mandate: everything is checked before you pay anything.

  4. The notary prepares the sale

A surveyor marks out your plot. The notary drafts the deed, and the money goes through the notary, never in cash to a go-between.

  5. The title passes to you

If your plot matches one of the existing titles, that title is transferred to your name. If it covers only part of one, the title is first subdivided, and your plot gets its own land title in your name. How subdividing a titled plot works.

Frequently asked questions

Where exactly is the land?

In Pitti-Dibamba, in the Sanaga-Maritime department (Littoral region), right behind the Total Dibamba filling station on the N3, shortly after the Dibamba bridge when coming from Douala. We send the site plan and GPS location on request.

Can I buy less than one hectare?

No, the sellers do not sell less than one hectare. Several people can buy a plot together, though. If you do, put each person’s share and rights in writing before paying.

Is the land titled?

Yes. It is spread over several land titles. For the plot you choose, the title number, the site plan and a recent certificate of ownership are handed over before any commitment. We check them ourselves at the Edéa land registry.

I live abroad. Can I buy without travelling?

Yes: video tour, remote file checks, payment through the notary, then signature by someone you trust holding a power of attorney. How to give power of attorney from abroad.

What about the road?

The N3 between Douala and Edéa is damaged in places, especially near the Dibamba bridge. Emergency repairs began in September 2026. For full reconstruction, the technical studies are ready and, according to the Ministry of Public Works, funding partners have already approved the request.
